WELCOME TO MORLAN PRAIRIE

Morlan Prairie is a unique, development at the corner of Fir and Brick Roads in Granger, Indiana.

In the heart of Granger, Morlan Prairie offers a location close to schools and popular shopping including the Mishawaka Main Street corridor and the new Heritage Square and Toscana Park Developments. It is part of the Penn-Harris-Madison school district, within walking distance of the award winning Prairie Vista elementary school and less than one mile to the Indiana toll road entrance!

The location is ideal – but the real attraction is that Morlan Prairie is not your typical development. Building restrictions protect your investment as in most developments. However, the large lots include enough area where a homeowner can have a pole barn or other structure for storage of boats, cars, and other toys, or maybe a workshop - a personal getaway for those projects and hobbies. Facing Fir road is one of the original structures to the property. A ranch home built in 1956 by Clarence Morlan for his wife Ruth. Clarence and Ruth's house could have easily met with the wrecking ball but after reading about his life and then finding a box of letters they had written to each other while Clarence was in the Navy it was decided the house would remain as part of the Morlan's legacy in Granger. The story is heartwarming and somewhat typical for the period and our "greatest generation". The property has a history, is unique for this area, and the plotted home sites are the best of all worlds for building your own family legacy.

Lot 1 with 105’ frontage on Fir road is .5 acres. Lot 2 is the corner of Brick and Fir roads with 237’ frontage, and 1.1 acres including the remodeled ranch home with plenty of room for additional buildings. No expense was spared in this remodel as shown in the list of features (click here for details). The remaining property (lot 3) is 2.5 acres and can be split depending on a person’s needs. All soil tests have been completed and all lots are approved for the minimum county requirement for a septic system due to the excellent sandy loam soil.
